Now that you have decided on a professional real estate photographer, its time to get your home ready for its pictures.
The easiest way to prepare is to break down the preparation into two parts. The first part is the interior of the home. There are several strategies you can use to make your home as salable as possible.
Have you done any upgrades or renovation on your home? You may recall how the bathroom looked with that horrible orange tile before you replaced it with luxurious stone tile, and upgraded the old fixtures to something more stylish and new. Point out any improvements to your photographer for reference. They may want to add annotations to the photographs such as “beautifully updated bathroom”. Don’t be shy about pointing out the upgrades.
Be sure to stage each room. Clearing out all clutter, papers, excess household inventory (a.k.a. junk), personal photographs, pets and pet paraphernalia. The house needs to be able to show off it’s best features without a lot of distraction. Keep furniture to a minimum. Many clients put their bookshelves, books, and many other items in storage so that the photographs are as uncluttered as possible. Pictures that have so much furniture, clothing, hampers, clothes, and personal items strewn about are unsavory to house hunters because it takes away from the focal point: the house. So before the photographer arrives, declutter and make sure your home is clean and neat.
The other part of preparation for your Real Estate photography session is the outside of your home. In many ways this is just as important as the inside. Leave the driveway clear of cars, stored boats, bicycles, kids toys, and any lawn and garden equipment. It is also a good idea to remove your trash and recycling bins from view when the photographer is shooting that area. Lastly, make sure your lawn and any flower beds are groomed, and all leaves and cut grass are blown aside out of the picture. No matter how good the professional photographer is, there is no substitute for meticulous preparation for the shoot.
